Renting out a Vineyards home: the lease rules

If you plan to spend part of the year here and rent your home at other times, check the neighborhood’s rental policy early in your search. Individual neighborhoods can have tighter limits than the master rules, along with their own application requirements and tenant pet policies.

Rental limits

30 days minimum

No more than four leases per calendar year under the master rules.

  1. The lease

    In writing, 30 days or longer, and no more than four leases per calendar year, counted by the year each lease begins. The owner is responsible for the tenant’s compliance with the community’s rules.

  2. The neighborhood

    Many neighborhoods set tighter limits. Clubside Reserve allows one lease a year of at least 90 days. Concord requires at least 60 days and allows three a year. Tenants at Concord and Vista Pointe cannot keep pets.

  3. The gate

    Behind the Arbor gates, the owner gives the gatehouse the tenant’s details. Tenants staying more than six months get a barcode, and shorter stays get a temporary pass.

Living in Vineyards: a buyer’s guide

Vineyards has had decades to grow into itself. Mature landscaping surrounds its 38 neighborhoods, sidewalks follow the main boulevards, and homes overlook lakes and fairways. The variety is part of the appeal. You can look for a seasonal place with less exterior upkeep or a larger home with a private pool, a generous lanai and room for guests.

Then there’s the location. Crossroads Market is at the Pine Ridge Road entrance, Physicians Regional is nearby, and I-75 is just west. Groceries, appointments and trips out of town fit easily around the things you moved to Naples to enjoy.

Inside Vineyards

  • Location: North Naples, between Pine Ridge Road and Vanderbilt Beach Road just east of I-75, with Crossroads Market and Physicians Regional – Pine Ridge at the south entrance.
  • Size and homes: More than 2,700 homes in 38 neighborhoods: condominiums, coach homes, villas, single-family homes and estate homes.
  • Built: From the late 1980s, mostly by the mid-2000s, with a few newer condominium buildings at Vista Pointe.
  • Gates: More than 1,700 homes sit behind two staffed gatehouses on Arbor Boulevard. Neighborhoods along Vineyards Boulevard sit outside them.
  • Amenities: Vineyards Country Club, optional and private: two 18-hole golf courses, 12 Har-Tru tennis courts, 8 pickleball courts, a 15,000 square foot wellness center and spa, a resort pool and four places to eat. Vineyards Community Park, on Arbor Boulevard West next to Vineyards Elementary, adds lighted ballfields, courts, playgrounds and a water play area.
  • What sets it apart: A choice of 38 neighborhoods in an established part of Naples, and a full country club you can join or skip.

Types of Homes in Vineyards

The home types are only the beginning. As you tour Vineyards, pay attention to the setting outside the front door and the space where you’ll spend most of your time: a lake or a fairway view, a pool of your own or a neighborhood pool someone else maintains, and how much room visitors will need. Those answers help narrow 38 neighborhoods into a manageable list.

Condominiums and coach homes are a useful place to start if you want to spend less time looking after the exterior of a property. Compare what each association maintains, along with the floor plan, parking, stairs or elevator access, and outdoor space. A larger coach home may give you the guest space you want without moving into a detached house.

Villas and single-family homes offer another range of layouts, outdoor areas and maintenance arrangements. If your Naples plans include poolside afternoons or dinners on your own lanai, spend time looking at how the indoor and outdoor spaces work together.

Larger homes and estates in neighborhoods such as Arbor Glen, Terracina and Venezia Grande belong on the list when you want more room. Look closely at the guest accommodations, living areas, lot and view. Square footage matters most when it gives you space you’ll actually enjoy using.

Spend some time here before you decide. Tour the home, then explore the neighborhood. Walk a stretch of the boulevard, visit the park and make the drive to somewhere you expect to go often. If club membership interests you, arrange a visit to the club too.

What Living in Vineyards Is Like

Get outside close to home. You don’t need a tee time to enjoy Vineyards. Take a walk along the boulevard sidewalks or spend an afternoon at Vineyards Community Park, on Arbor Boulevard West next to Vineyards Elementary. It has lighted ballfields, tennis, basketball and volleyball courts, playgrounds, picnic areas and a water play area.

Find your regular game. For club members, there are 2 golf courses, tennis and pickleball round robins, bocce leagues and a full calendar of activities. Join a regular game and get to know the people you’ll see on the courts. The wellness center adds fitness classes, personal training, a spa and a saltwater lap pool, so there’s plenty here for the person who would rather swim than swing a club.

Make dinner an easy plan. At the club, members can meet at Mr. P’s Pub, eat by the pool at Acqua, visit Café V or make an evening of the main dining rooms. Wine dinners, live music and other club events give you more reasons to get together. You can be involved as often as you like.

What to Know Before You Buy

Most owners pay two associations. Every home belongs to the Vineyards Community Association, the master association, which keeps the common grounds, lakes and private roads and includes cable TV, internet and phone in its fee. Most of the 38 neighborhoods also have their own association, with its own fee and its own rules, and it usually collects the master fee inside its bill.

The club is separate and optional. Vineyards Country Club is privately owned by the Procacci family. Owning a home here gives no right to use it, and joining is a separate decision with its own initiation fee and dues. You do not have to live in Vineyards to join, and about three in four members do.

Not every neighborhood is behind the Arbor gates. More than 1,700 homes sit behind the two staffed gatehouses on Arbor Boulevard and pay a gate fee. Neighborhoods along Vineyards Boulevard, a public county road, sit outside them, and some have gates of their own.

Your neighborhood can be stricter. The master rules set a floor for leasing and pets. Many neighborhoods add their own limits, so read the rules for the specific home.

Practical Considerations

  • HOA fees: $491.43 a quarter to the master association in 2026, including cable TV, internet and phone. Homes behind the Arbor gates pay $631.03, and homes on Silver Oaks or Vintage Colony Boulevard $666.36 or $657.51. Most neighborhoods add their own fee, and that fee often already includes the master fee, so check the breakdown before adding the two.
  • Club dues: Optional. In 2026, $18,725 a year for Full and $8,775 for Lifestyle, plus 6% sales tax.
  • At closing: Each neighborhood association sets its own application and transfer fees. Joining the club is a separate purchase.
  • Schools: Collier County assigns schools by address, so check the district’s own lookup for a specific home.
  • Getting in: Residents behind the Arbor gates get a barcode for the resident lane at the South Gate on Arbor Boulevard. Guests are cleared by the gate staff.
  • Leasing: At least 30 days and no more than four leases per calendar year under the master rules. Many neighborhoods are stricter.
  • Pets: Household pets in reasonable numbers, on a leash outside. Neighborhoods set their own size and number limits.
