The Tax Picture

How your taxes change when you move to Florida

Florida has no state income tax, so households moving here from higher-tax states often keep more of their income right away. For most buyers the bigger question is property tax, which is set locally and varies by county, city, and the taxing districts around a specific home. The calculator above compares your current state income and property taxes against a Southwest Florida county, then lets you add insurance and fees for a fuller monthly view.

Most people relocating to the region settle in one of three counties. Lee County covers Fort Myers, Cape Coral, Estero, and Bonita Springs; Collier County covers Naples and Marco Island; and Charlotte County covers Punta Gorda and Port Charlotte. Property-tax rates vary by county, city, school district, and other local taxing districts, and a primary residence qualifies for the standard homestead exemption. Choose your county in the tool, add your expected home price, and open the official county Tax Estimator for a property-specific number. One change worth watching is the property tax amendment on the November 2026 ballot, covered in our Florida property tax amendment explainer.

Questions & Answers

Florida relocation tax questions

Does Florida have a state income tax?
No. Florida does not tax personal income, and it has no state inheritance or gift tax. That is the main reason a move from a higher-tax state can lower your yearly tax bill.
How much is property tax in Southwest Florida?
It depends on the county and the specific home. Lee, Collier, and Charlotte each set their own millage rate, then apply it to your assessed value after exemptions. Enter your county and expected price in the calculator above for an estimate, then use the linked county Tax Estimator for a property-specific estimate.
What is the Florida homestead exemption?
If the home is your primary residence, the homestead exemption reduces your taxable value by up to $51,411 for 2026. The first $25,000 applies to all taxes; the second part, $26,411 for 2026 and adjusted for inflation each year, applies to everything except school taxes. Qualifying for it also starts the Save Our Homes cap on future assessment increases.
What is the Save Our Homes cap?
Once a home has the homestead exemption, Save Our Homes limits the yearly increase in its assessed value to 3 percent or the change in inflation, whichever is lower. When you buy, the home is reassessed at market value, and the cap then protects you in the years that follow.
Will the 2026 property tax amendment change my estimate?
Not yet. A proposed amendment on the November 2026 ballot would raise the homestead exemption well above today’s level, phased in across 2027 and 2028 and not applied to school taxes, but it still needs voter approval. This tool uses current law. Read the details in our Florida property tax amendment explainer.
Does the estimate include insurance and fees?
The main result compares state income and property taxes. Open the insurance and fees view to add homeowners insurance, flood insurance, and any HOA or condo fees for both your current home and your Florida home, which gives you a fuller monthly comparison.
Is this tax or financial advice?
No. The results are estimates for planning only. Confirm your situation with a licensed tax professional and an insurance agent before you move.

Estimates for general information only, not tax, legal, or financial advice. State income tax, when estimated, uses 2025 individual income tax brackets and standard deductions and is a rough approximation; entering the figure from your return is more accurate. Head-of-household and married-filing-separately are not modeled. Florida property tax is seeded from 2025 county millage with the standard homestead exemption; this covers ad valorem taxes only and excludes non-ad valorem assessments such as CDD fees, solid waste, and stormwater, which appear separately on a Florida tax bill; use the linked county Tax Estimator for a specific home. Insurance figures are rough starting estimates or your own entries, not quotes. Moving can also change your federal SALT deduction, which is not included here. Florida also has a sales tax (about 6.5 to 7.5% with local surtax), which we do not estimate because it depends on your spending. Florida does not impose a personal income, inheritance, or gift tax. Confirm everything with a licensed tax professional and insurance agent before you move. Worthington Realty, Inc.
