What a Fort Myers listing agent looks at before naming a price
Citywide inventory sets the backdrop. Property type, community, condition, price range, and listing history decide the much smaller group of homes a specific house actually competes with, and that smaller group is where the price gets decided.
Across those closings, Fort Myers sellers received 95.7% of their most recent asking price. At the September 1 pull, 575 of the 2,408 active listings carried a prior expired, withdrawn, or terminated record. That is 23.9% of the active pool, and homes that came back for a second run sold a median $44,750 below what they had asked the first time.
Listings that sold on the first attempt took about a quarter as long
These describe two groups of listings rather than the result of any single decision, and a home can come off the market for reasons that have nothing to do with price. They do show why the first weeks on the market are worth planning carefully.
A Fort Myers home that had been on the market before came back with two things changed. Susana showed the seller where the price sat against what buyers were actually paying, and brought in a stager, in a neighborhood where more than ten homes shared the same layout and the same finishes. It sold.
Susana works most often along Daniels Parkway and Plantation Road, in neighborhoods like Pinehurst Estates, Brynwood, Camelot, Villa Pines and Camden Square. She follows the active inventory, the recent sales and the listing history there closely. Prepare it with purpose
What to repair, what to update, what to simplify, and what to leave alone. The plan reflects the house, your timing, and how much you are willing to spend before a sale rather than after it. Susana does her best work with sellers who care how their home is presented and are open to a preparation plan.
Show it properly
Professional photography on every listing, because buyers decide whether to visit from the photographs. It has to carry the light, the scale, the condition and the rooms that actually sell the house. Video, aerial photography and floor plans are added when they help buyers understand the setting, the lot or the layout.
Bring it to buyers
The listing launches through the MLS and the major home-search sites with the full presentation attached. When a buyer or another agent asks how your home fits the neighborhood and the current market, Susana answers with the same pricing, listing history and recent sales that shaped your selling plan.
One seller’s home went under contract within a day of listing, at the high end of its comparable sales, to a buyer who never walked through it. The house was already in good condition. Before the photographer arrived, Susana had every lightbulb replaced so the light matched from room to room, and the personal things put away. The buyer’s agent said afterward that the house looked exactly like the pictures.
Before launch you and Susana agree on showing access, how you will communicate, and when buyer activity will be reviewed. From the first offer through inspections, appraisal, title and closing she manages the deadlines, and if you are buying as well as selling she works both sides so the two closings are planned together.
Sometimes the useful answer is not yet
A review can come back and say the timing is wrong, that the price you need is not the price buyers are paying this year, or that a few months of preparation would serve you better than listing this month. Susana will tell you that, and you can take the review and stop there.

In the middle of that she spent more than a decade in commercial real estate finance, ending as Director of Finance and Investor Relations at TerraCap Management. Susana’s family came to the United States when she was young and started with almost nothing. Both of her parents went on to build their own businesses here, and she started in real estate at eighteen while working her way through college. She has lived in Southwest Florida since 2000, in Cape Coral until 2013 and in Fort Myers ever since. When she talks about a neighborhood here, it is usually one she has driven, run through, or lived near.
Susana and Michael are married and business partners. At home that is three teenagers and two cavaliers, Roxy and Willow. They both run, and a lot of their travel is for races around the country.
She serves on two Fund Distribution Teams for the United Way of Lee, Hendry and Glades, which collectively decide where local money actually goes, and she sits on the board of Child Care of Southwest Florida. She belongs to the Greater Fort Myers Chamber of Commerce and is part of the Coconut Coast Organization of REALTORS® 2026 Next Gen Leaders class.
