New construction

Buying a new build has its own steps. Have your own agent from the first model visit.

Why it matters: A builder's process is built around the builder, so your own representation and inspection still matter.

Investment & rentals

If the home is an investment, confirm the rules and run the numbers before you count on them.

Buyer Representation

The written buyer agreement, explained

Before an agent shows you homes, you now sign a short written agreement. It works in your favor, because it puts the services and the cost in writing before you tour.

What it is

A short agreement between you and your agent that spells out the services you will receive and how your agent is paid.

Why you sign it first

Since August 17, 2024, an agent who tours homes with you is required to have a written agreement in place first, so the terms are clear before you start.

What to look for

The services included, how long it lasts, how compensation is set, and how to end it. Compensation is negotiable, and a seller may offer to cover part of it.

This explains a general industry requirement and is not legal advice. Your Worthington agent will walk through the actual agreement with you before you sign, and specific terms vary. For a plain-language overview, read NAR’s Consumer Guide to Written Buyer Agreements.

Worthington Market Research

Well-priced homes go fast. Overpriced ones sit.

Southwest Florida is not one market. A share of listings are priced to sell and move quickly, while others sit for months and eventually close well below their first asking price. Knowing which is which is the buyer’s real edge, and it is exactly what a pricing review against recent sales gives you.

From Worthington’s July 2026 Research

First-attempt homes sold in a fraction of the time

Across the five featured cities, homes that sold on the first attempt closed in a median of 58 days. Homes that had to relist before selling took a median 235 combined days across both attempts, and they closed a median $50,050 below their earlier asking price.

Based on Worthington Realty’s address-matched analysis for the July 2026 report, covering closed sales over the prior 120 days. The comparison does not explain why any single home sold or did not, since price, condition, location, and listing history all play a part. Read the full July 2026 Southwest Florida market report.

Know the full number

A purchase price is only one part of the cost

Two homes at the same price can cost very different amounts to own. The number that matters is what you carry each month, with taxes, insurance, and fees included.

  • Mortgage payment
  • Property taxes
  • Homeowners insurance
  • Flood insurance
  • HOA or condo fees
  • CDD fees
  • Utilities
  • Upkeep and repairs

The most a lender will approve and the monthly cost you are comfortable with are two different numbers. Start from the monthly cost and work back to a price.

Why work with us

What a Worthington buyer’s agent does for you

The written agreement sets the terms. Here is the work it pays for.

Your side of the table

A buyer's agent represents your interests, not the seller's, from the first showing through closing.

Priced against real sales

We compare a home with recent nearby sales, so your offer reflects value rather than the asking price.

The local due diligence

Flood zones, insurance, HOA and CDD fees, and inspection findings all get checked before your money is committed.

Every deadline tracked

Inspection, appraisal, financing, and title each have a clock. We keep them from slipping.

Common questions

Southwest Florida home buying, answered

When should I talk with a lender?

Early, before you tour. A written pre-approval sets your real budget and makes your offer stronger than an unverified promise.

Do I need a written buyer agreement before touring?

Yes. Since August 17, 2024, an agent who tours homes with you signs a written agreement first. Its services and compensation are negotiable, and a seller may offer to cover part of it.

How much cash do I need beyond the down payment?

Plan for closing costs, inspections, the appraisal, and a few months of reserves. Your lender's estimate and a net-cost review will size it for your purchase.

What should I inspect in a Southwest Florida home?

The roof and its age, the AC, wind mitigation and insurance eligibility, the flood zone, permit history, and any waterfront, pool, or well and septic systems.

When should I get an insurance quote?

Before your inspection deadline, not at closing. In Florida, coverage and cost can shape the decision, especially on older or waterfront homes.

What should I review before buying a Florida condo?

The budget and reserves, current and pending special assessments, the milestone inspection and reserve study, the rules, and the estoppel.

Can I buy a Southwest Florida home remotely?

Yes. Live video tours, electronic signatures, and a remote or mail-away closing make an out-of-area purchase workable with the right team.

How do property taxes work after I buy?

The assessed value can reset after a sale, so your taxes may differ from the seller's. Ask for an estimate, and file your homestead exemption once it is your primary home.
