Cash to close

How much cash do you need to buy a home?

Most buyers need two separate amounts at closing: the down payment and closing costs. Here is what each looks like on a home at the $390,500 regional median.

Down payment

$19,525 to $78,100

5% to 20% of a $390,500 price. Some loan programs allow as little as 3% to 3.5% down; others ask for more. Your lender sets the minimum.

Closing costs

$7,810 to $19,525

Roughly 2% to 5% of the price, on top of the down payment. Your lender’s Loan Estimate shows estimated costs, and your Closing Disclosure shows the final figures.

Cash buyers

Lower costs

Paying cash skips the mortgage taxes, lender fees and the lender’s title policy. You still pay for inspections, recording and any title costs your contract assigns to you.

Put together, 5% down plus closing costs on a $390,500 home comes to about $27,335 to $39,050. Your earnest money deposit, any seller credits and prorated taxes and fees change the final amount due at closing.

What closing costs do buyers pay in Lee and Collier counties?

Who pays what is set by your purchase contract. These are the usual customs here, and the one big difference sits at the county line.

CostWhat buyers usually pay
Owner’s title insuranceIn Lee County (Fort Myers, Cape Coral, Estero, Bonita Springs), the seller customarily pays. In Collier County (Naples), the buyer customarily pays.
Documentary stamp tax on the mortgage$0.35 for each $100 of the loan, or portion of $100, set by Florida law. On an 80% loan of $312,400, that is $1,093.40.
Intangible tax on the mortgage0.2% of the loan under Florida law. On the same $312,400 loan, $624.80. Lenders usually pass it to the borrower.
Lender’s title policyPaid by the buyer when financing. It protects the lender and is separate from the owner’s policy.
Lender, appraisal and inspection feesLoan origination, appraisal, credit report, survey and home inspections, which vary by lender and home.
Prepaids and escrowThe first year of homeowners insurance, plus starting deposits for taxes and insurance if your loan has an escrow account.
Association feesCondo and HOA application, transfer or capital contribution fees, where the community charges them.

The documentary stamp and intangible taxes are figured on the loan amount. Deed stamps of $0.70 for each $100 of the price, or portion of $100, are customarily a seller cost.

These costs don’t include any pay you may owe your own agent. That amount is negotiated in the written agreement you sign with them, and the seller or listing broker may agree to cover some or all of it.

Condos

How much does a condo cost in Southwest Florida?

The median Southwest Florida condo that sold in September 2026 went for $330,000, compared with $445,000 for single-family homes. In every city with enough condo sales to report, condos sold well below single-family homes. Owning a condo also brings shared-building costs, so compare the full monthly cost alongside the price.

CityCondo medianSingle-family median
Fort Myers$220,000$450,000
Cape CoralToo few condo sales to report$380,000
Estero 3-month$342,500$625,000
Bonita Springs 3-month$350,000$690,000
Naples$395,000$782,500

What costs come with a condo?

  1. Association feesPaid monthly or quarterly. They often cover building insurance, common areas and reserves, so ask exactly what is included.
  2. Special assessmentsCharges on top of regular association fees, due at once or in installments. Ask about any approved or proposed assessments and how your contract handles them.
  3. Inspections and reservesUnder Florida law, condo buildings with three or more habitable stories generally need a milestone inspection by the end of the year they turn 30, then every 10 years. Local building officials can set the first one at 25 years. A separate law requires these buildings to have a structural integrity reserve study at least every 10 years. Both can point to repairs that raise fees or lead to assessments.
  4. Approval and financingMany associations must approve a buyer, and some lenders have extra requirements for condo buildings. Ask early about approval steps, application deadlines and your lender’s condo requirements.
  5. Documents and review timeWhen you buy a resale condo, Florida law entitles you, at the seller’s expense, to the association’s key documents, including the governing documents, budget, financial statement and any inspection summaries and reserve study. Depending on when you receive the documents, you may have a limited right to cancel in writing before closing. Ask your agent or a Florida real estate attorney to confirm your deadline.

Fort Myers and Naples figures cover September 2026. Estero and Bonita Springs figures cover July through September 2026. Cape Coral had too few condo sales in September 2026 to report a reliable median. Medians reflect the homes that sold, which differ in size, location and condition.

Your monthly budget

What does it cost each month to own a home here?

The monthly cost of a Southwest Florida home goes well past the mortgage payment. Our free calculator adds up the main pieces for the home you have in mind; budget for utilities and upkeep on top.

Estimate Your Monthly Cost
  1. Mortgage paymentPrincipal and interest on your loan, plus mortgage insurance if your loan requires it.
  2. Property taxesThe assessed value generally resets to market value on January 1 after you buy, so the seller’s current bill can understate your taxes.
  3. Homeowners and flood insuranceVaries with the home’s age, roof, construction and flood zone.
  4. HOA, condo and CDD feesMany communities here charge one or more of these.

Questions about the cost of buying in Southwest Florida

These come up most when someone starts setting a budget.

How much does it cost to buy a home in Southwest Florida?

Across the Southwest Florida MLS area, the median home that sold in September 2026 went for $390,500: $445,000 for single-family homes and $330,000 for condos. By city, the median was $341,000 in Fort Myers, $364,950 in Cape Coral, $490,000 in Estero, $507,500 in Bonita Springs and $589,450 in Naples (Estero and Bonita Springs over three months). On top of the price, plan on a down payment, closing costs of roughly 2% to 5% of the price, and monthly costs for taxes, insurance and any association fees.

How much are closing costs for a buyer in Lee and Collier counties?

A reasonable planning range is about 2% to 5% of the purchase price, on top of the down payment. Financed buyers usually pay the documentary stamp tax on the mortgage ($0.35 for each $100 of the loan, or portion of $100), the intangible tax (0.2% of the loan), the lender's title policy, lender and appraisal fees, inspections, and the first year of insurance plus any escrow deposits. Your lender's Loan Estimate shows estimated costs, and your Closing Disclosure shows the final figures.

Who pays for title insurance in Lee County and Collier County?

By local custom, the seller usually pays for the owner's title insurance policy in Lee County, which includes Fort Myers, Cape Coral, Estero and Bonita Springs. In Collier County, which includes Naples, the buyer usually pays. Your purchase contract decides who pays, so the custom can be changed. A financed buyer also pays for the lender's title policy.

Who pays the buyer's agent in Southwest Florida?

Agent pay is negotiable. Before an agent working for you as a buyer tours homes with you, you sign a written agreement that sets out their services and pay. You can visit an open house on your own without one. The seller or the listing broker may agree to cover some or all of your agent's pay as part of the deal, and neither is required to. If part of it stays your responsibility under the agreement, count it when you plan your cash to close.

How much down payment do I need to buy a home?

It depends on the loan. Some loan programs allow as little as 3% to 3.5% down, and many buyers put down 20% to avoid private mortgage insurance on a conventional loan. On a home at the $390,500 regional median, 5% down is $19,525 and 20% is $78,100. Your lender sets the minimum for your loan.

Are condos cheaper than single-family homes in Southwest Florida?

Usually, yes. In September 2026 the median condo across the Southwest Florida MLS area sold for $330,000, against $445,000 for single-family homes. Condos carry monthly association fees and can face special assessments, so check the building's budget, reserves and any planned projects before you compare the full cost.
