What a Bonita National listing consultant looks at before naming a price
The community median is a starting point, not a price. Your membership, your home type, your building or street and your floor plan decide the much smaller group of homes a buyer is actually choosing between, and that group is where the price gets set.
Across those 28 closings, Bonita National sellers received 97.3% of their final asking price. At the September 1 pull, 2 of the 23 active Bonita National listings carried a prior expired, withdrawn, or terminated record. It is one reason to plan the first run carefully.
A golf home and a social home carry different annual costs
Every home pays the same association charges, $5,841 a year. A golf home adds $3,948 a year for the golf association and reserves. Single-family homes also pay lawn care, condominium owners pay their own association, and every home pays the Beach Road Golf Estates district on the tax bill. 866 of the 1,459 homes include golf, and the other 593 can never add it, so a golf home and a social home are not competing on price alone.

Prepare the home, and start the association paperwork early
What to repair, what to update, what to simplify, and what to leave alone, matched to your timing and to what you are willing to spend before a sale rather than after it. At Bonita National the paperwork matters too. The resale application goes to the community office at least thirty days before the sale, and the current fee schedule and the estoppel for your specific home all have to be right.
Show it properly
Professional photography on every listing, because buyers decide whether to visit from the photographs. It has to carry the light, the scale, the condition and the rooms that actually sell the home. Video, aerial photography and floor plans are added when they help buyers understand the setting, the lot or the layout.
Bring it to buyers, including the ones already looking at Bonita National
The listing launches through the MLS and the major home-search sites with the full presentation attached, including the home’s membership, so buyers comparing golf and social homes can see where yours fits.
Before launch you and Debbie agree on showing access, how you will communicate, and when buyer activity will be reviewed. From the first offer through inspections, appraisal, the association resale paperwork, title and closing she manages the deadlines, and if you are buying as well as selling she works both sides so the two closings are planned together.
Sometimes the useful answer is not yet
A review can come back and say the timing is wrong, that the price you need is not the price buyers are paying this year, or that a few months of preparation would serve you better than listing this month. Debbie will tell you that. Nothing about a review obliges you to list.
Renting another season is a real answer too. Bonita National allows leases of thirty days or more, and some buildings set tighter limits than others. Debbie manages short-term rentals, and she checks what the rules allow for your specific home before you count on rental income.
Three Bonita National details that can change a sale
None of these shows up in a price estimate, and each one can change what a buyer pays or which buyers look at your home.
$9,150 or $4,150 at closing
A golf home carries $9,150 in contributions and fees at closing, and a social home $4,150. Some transfers, such as to a spouse, to children, or to a trust the owner controls, are exempt from the contribution.
Leasing limits vary by building
The community allows up to twelve leases a year, but several condominium buildings allow only four, and most listings simply repeat the twelve. A buyer who plans to rent needs the right number for your building.
Golf when the home is rented
When a golf home is leased, the owner keeps the golf membership unless the club approves handing it to the tenant, and then the owner gives up club use for that time. It changes what a seasonal rental is worth.

Debbie and her husband chose Bonita National for its beauty and amenities, and because family and friends already lived nearby. The people and the social life made it feel like home. Her idea of a good day is a round of golf, time by the pool, and an evening watching the sunset from the lanai.
She is one of six siblings, and three of her brothers also live in Southwest Florida. She is the proud mother of two adult sons and hopes to convince them to move here someday. She and her husband share their home with a 76-pound Labradoodle who is convinced he is a lap dog.
