Closings came in at 380 against 402 a year earlier. Pending sales rose 21.4% to 431. Worthington’s September 1 export counted 533 homes under contract, a Pending-to-Active Ratio of 22.1%. At the $345,000 median, a buyer financing $276,000 at the 6.66% average Freddie Mac survey rate would pay about $1,774 a month in principal and interest. Taxes, insurance and association dues come on top of that.
Homes that sold on a first listing attempt took a median of 66 days. Homes that sold after relisting took a median of 246 days across their attempts. Those groups cover 1,524 and 334 closings in the trailing 120 days. First-attempt homes closed at a median $337,000. Relisted homes opened at a median $357,000 and closed at a median $316,000, a difference of $44,750 per home. The two groups differ in price, condition, property type and seller circumstances.
