A quick orientation for anyone weighing a move to the area.
Cape Coral is built for the water, with a canal grid running through most of the city and many homes holding direct Gulf access. Boating shapes daily life in the waterfront neighborhoods. Most inland homes run in the upper $200,000s to $300,000s, while Gulf-access and riverfront estates reach $800,000 and up.
A growing dining and entertainment core near the Yacht Club and Cape Harbour anchors the south end, and the city sits across the river from Fort Myers with quick routes to Sanibel and Fort Myers Beach. Buyers should weigh canal type (Gulf-access, freshwater, or inland), bridge clearance, and flood-zone insurance costs, which vary block to block.

Open the flood zone lookup →Cape Coral firmed for sellers in August 2026. The median rose 6.8% to $382,375. Sellers received a median 97.7% of their most recent asking price. Active listings numbered 2,441, with 4.8 months of supply. Those are citywide summaries, not a guide to any single offer. Water access, bridge count and canal type separate homes that look alike on paper. Price your offer against closings in the same canal or neighborhood.
Homes that sold on a first attempt took a median of 48 days. If your home has passed that mark, your asking price against recent nearby closings is the first thing to check. Sellers here received a median 97.7% of their most recent asking price. Water access, bridge count and canal type separate Cape Coral homes that look alike on paper. The comparable set matters as much as the citywide median.
Sellers received a median 97.7% of their most recent asking price in August 2026, up from 97.2%. That ratio uses the most recent list price at the time of contract. It describes where closings landed across the city. It is not a rule to offer 2.3% under a particular asking price. The citywide Ask-Bid Gap ran 5.2%. What a home is worth depends on its water access, its condition and its own listing history.
Homes that sold on a first listing attempt reached a contract in a median of 48 days. That covers 1,780 closings in the trailing 120 days. Homes that sold after an earlier attempt took a median of 219 days across 317 closings. The two groups differ in price, property type and condition. A relisted home starts its days-on-market count over at zero, so the figure on an active listing can understate its full time on the market.
The median at $382,375 and price per square foot at $222 both rose year over year, at 6.8% and 3.3%. When both move together, the change is less likely to be sales mix alone. The sold-to-list ratio of 97.7% shows what sellers received against their most recent asking price. Months of supply of 4.8 sits inside the four-to-six range usually read as balanced. Water access drives value here, so treat all four as a starting point.
Flood zones in Cape Coral change from one block to the next, and they affect both insurance cost and lender requirements. Look up the FEMA flood zone for any Cape Coral address with Worthington’s Southwest Florida flood zone lookup, then confirm a current insurance quote before you make an offer.
