Closed sales came in 14.8% below the 128 recorded last August. Pending sales fell 9.9% to 127. Dollar volume totaled $77.7 million, down 7.2%. New listings held at 142 for a third straight month, down 11.3% from 160. Active listings finished at 668 against 957, after 853 in June and 758 in July. Buyer traffic held close to last year. Showings per listing reached 3.1 against 2.9, and the median showings needed to reach a contract stayed at 8. Worthington’s September 1 export counted 149 homes under contract, a Pending-to-Active Ratio of 22.6%.
The citywide Ask-Bid Gap ran 16.0% and reached 34.0% above $1.5 million. That measure compares the asking price per square foot of active listings with the price per square foot of recent closings in the same price range. Those are different properties. They can differ in condition, location and finish, and the top-tier reading rests on a thin sample of sales. Two price measures moved down over the past three months, and both come from the rolling series. The rolling median ran $570,000 in June, $541,000 in July and $520,000 in August, which is 1.0% below the $525,000 recorded a year earlier. Rolling price per square foot moved from $314 in June to $300 in July and $292 in August. Competitive Inventory reads 1.9 months against the published 4.3. Homes that returned to the market took a median of 256 days across their attempts, against 82 days for first-attempt sales. That group covered 73 sales, or 12.4% of closings in the window, and closed a median $60,000 below their earliest asking price.
